We offer funds raising opportunities for the implementation of commercial projects in the EU countries, Norway and the UK, secured by real estate (first mortgage):
- For real estate development projects;
- For the implementation of other business projects;
- In cases when there is a need of bridge financing, including, but not limited to the implementation of approved EU structural funds support projects, projects with prospective refinancing in a bank, etc.
Funds are raised, based on a loan agreement. The maximum loan principal is up to 70% of the market value of the real estate object (land plot, building, construction in progress, etc.). The project can be implemented in several stages by updating the appraisal and raising additional funds in the amount of up to 70% of the increase in the appraised value upon completion and commissioning of the previous stage.
The maximum loan term is 2 years, with the interest rate starting from 10% per annum (it is possible to pay interest on a monthly basis and to repay the principal at the end of the term). One-time success-based commission of the Platform for raising funds is 3% of the amount.
